OVERVIEW

Lanebrook was designed as an active retirement community, a first of its kind in the Philippines, where seniors (at least 65 years old; foreigners, balikbayans, or locals) can lease homes for 25 years. The website was developed after a detailed study of the ADA compliant accommodation requirements of active retirees and how to help them live a comfortable, productive, and enjoyable lives.

The project was introduced to increase awareness about the Philippines as a destination for active living for local and international seniors.

The responsive web platform provides comprehensive information on retirement living in the Philippines. It discusses the culture, healthcare system, living options, and possible accommodation, documentary requirements, senior services, and many more.

    THE CHALLENGE

     

    As people age, older adults may find their current home too burdensome or too expensive to maintain. Some may need help with physical activities. Their family members may be preoccupied with looking after their day-to-day needs. In these situations, active seniors may require a lifestyle change, including a home that does not require a lot of maintenance and upkeep. It is a community where they can socialize with peers, engage in activities, and an environment where they can receive the necessary assistance.

    Lanebrook seeks to fill in this need and meet the evolving demands of active seniors.

    Aside from conducting UX interviews with various stakeholders, I performed a comprehensive literature review on emerging trends for the aging population and best practices for ADA design and development of senior communities. The research helped in designing product features, content strategy, information architecture, and business models.

    SENIOR HOUSING PROJECT STUDIES

    I crafted feasibility projects, financial plan, and payment models to evaluate needs, viability, options, opportunities for several development sites.

    BUSINESS & FINANCIAL MODELS 

    Our team developed deal structure and feasibility studies for private and public partnership projects for several development sites, including the former US Military Base, Food Terminal properties, government properties, and private lands. We utilized discounted cash flow analysis and financial models to evaluate needs, viability, options, and opportunities.

    FINANCIAL OPTIONS & PAYMENT PLANS

    Our team crafted four different financial options to choose from depending on the residents’ financial plan. The payment models were designed for each unit type which include:

    · EASY – (Easy Term Option) – Low downpayment with monthly rental throughout the 25-year membership lease term 

    · FIXED 10 – (Ten-Year Fixed Option) – Affordable downpayment with fixed rent for 10 years; No rental for the remaining 15 years of the 25-year term

    · SINGLE – (1-Time Full Option) – One-time payment; No rental fee for the whole 25-year lease term

    · LIFETIME  – (Lifetime Membership Option) – One-time payment; No rental fee; Perpetual ownership is valid similar to freehold property and can be transferable to third parties without the age limit.

    Our team designed floorplans, site development plans, isometric plans, and 3D digital prototypes to visualize the design plan for seniors.

    Our team designed three standard home plans (1-Bedroom, 2-Bedroom, 3-Bedroom Units)  for active and independent adults, ages 55 and above, to feel just like home, set in surroundings that is open, accessible, and inclusive.

    The Lanebrook.com website was designed to provide information about the Lanebrook Project and become a reference for retiring in the Philippines. It was developed after a detailed study of user needs, market demands, accommodation requirements of active retirees, and how to help them live comfortable, productive, and enjoyable lives. The website describes the project concept, target locations, and indicative price point of the different unit options. It also includes resources about local and international healthcare providers and senior living information.

     

    THE UX RESEARCH

     

    During the foundational, formative, and evaluative stages of the design process, I conducted qualitative and quantitative UX research to define problem areas and refine the concept. The research method included contextual inquiry, interviews, concept testing, literature review, ethnographic studies, financial feasibility analysis, and regulatory requirement analysis.

    UX and CONTENT STRATEGY

     

    Aside from developing the asset strategy, I crafted the content strategy by incorporating various research methods. I developed an empathy map, persona, customer journey, information architecture, content strategy, wireframe, diagrams, prototypes, and tested UX/UI materials related to the project. I also designed standard floor plans, site plans, built financial models per site and developed the business model.

    PERSONA DEVELOPMENT

     

    Developed a fictional representation of an actual user to understand the users’ needs, experiences, behaviors, and goals and help the development team prioritize and make better design decisions.

    USER JOURNEY MAP

    Outlined a timeline of all touchpoints and visualized the stages to understand the essence of the whole retirement experience from the user’s perspective. 

    USER TRANSACTION FLOW

    Organized and designed a user transaction flow to illustrate the channels and activities a customer will undertake from reservation to final purchase for various pricing models.  

    INFORMATION ARCHITECTURE

    Organized, structured, and labeled the web content effectively and sustainably to help users find information, complete tasks, and understand where they are, what they’ve discovered, what’s around, and what to expect. 

    WIREFRAME DEVELOPMENT

     

    Designed low and mid-fidelity wireframes to determine space allocation and prioritization of content, functionalities available, and to have a clear overview of the page structure, layout, information architecture, user flow, and intended behaviors.

    WORDPRESS DEVELOPMENT

     

    Developed the Lanebrook responsive website using WordPress Content Management System. Selected and utilized UI components including typography, colors, images, icons, form elements, maps, accordions, carousels, sliders, sticky notes, and navigation features.

    THE RESULT 

    After we launched the website, the project generated positive feedback and response from potential markets in the Philippines and the US. The project gained a good level of interest from private landowners, planning departments, financial institutions, and government agencies for potential public-private partnerships. We participated in feasibility project studies for sites at the former US Military Base in the Philippines. We are exploring creative development funding.

    KEY LEARNINGS & TAKEAWAYS

    We need to optimize, iterate, and improve landing page design based on the new insights gained from the survey and online response. We need to make the site more visible to search engines, drive more traffic through social media, use smart keywords, cross-promote on other platforms, and analyze web performance to bring in new audiences and increase online visibility. There is also a need to improve the dashboard and enhance security to prevent malware viruses and hacker attacks.
